Are there upfront costs to apply?
- $50 application fee per applicant 18 and older
- $395 administrative fee per apartment home
What does the administrative fee cover?
The one-time administrative fee reserves your apartment home and covers all administrative handlings regarding move-in/move-out and throughout your residency.
What are your income and credit requirements for approval?
- 600+ Credit score
- 2.5 times the proposed monthly rent
What are the grounds for my application to be denied?
- A balance due to another rental agency
- Bankruptcy filed within the past year
- Eviction action within the past 3 years
- Criminal history (please contact the property for more clarification)
What are FLEX Payments?
FLEX Payments are an alternative way for residents to split their monthly rent payments into two payments on the 1st and the 15th of the month. This flexibility helps our residents better align payments with their financial schedule, reducing the risk of late fees and offering more control over their monthly budget.
What is Renter’s Insurance?
Renters insurance provides coverage for damage or other incidents to the apartment home. TLC requires all residents to obtain renters insurance either through their community or through a third party if personal property coverage is needed. If obtained through a TLC community, it will be a liability policy only.
Can I sublet my apartment home?
Subletting is not allowed at any point during your lease, this includes Airbnb, VRBO, or any similar platform.
Is parking included?
Parking is open to residents and guests on a first-come, first-served basis. Covered parking is offered for an additional monthly fee, subject to availability.
What utilities are included?
Storage, water, trash, sewer, and internet are all included in your rent. Residents are responsible for electricity.
How are maintenance issues handled when the office is closed?
We offer on-call maintenance for emergencies outside office hours, please call (417) 862-6891.
Is your community pet-friendly?
Yes! Regency Towers is a cat-friendly community. Dogs are not permitted.
Is there a pet fee or monthly pet rent?
We require a one-time pet fee of $300 per cat, due at move-in or when the pet joins you. There is no monthly pet rent, even for short-term or corporate stays.
Are there breed, size, or weight restrictions?
Regency Tower welcomes cats, but dogs are not permitted in the community. Because only cats are allowed, breed, size, and weight restrictions do not apply.
How many pets are allowed per apartment home?
Residents may have up to three cats per apartment home, in accordance with TLC Properties’ pet policy.
Can I add a pet after I’ve already moved in?
Yes. If you decide to bring a pet after move-in, simply notify the leasing office, complete the required pet documentation, and submit the one-time pet fee at that time.
